In most cases a home sale is predicated on a buyer doing a home inspection by a qualified home inspector. In many states home inspectors are licensed. Home inspections should be conducted by a home inspector who has the training and certifications to perform such inspections. The home inspector describes the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components. He or she looks at the major components of the home such as roof, structure, foundation, electrical, plumbing, heating and cooling, and more. The homebuyer can use the knowledge gained form the inspection to make informed decisions about their pending real estate purchase. Often the home inspector will perform ancillary inspections as they are requested or required such as radon testing, septic tank inspection, sewer line inspection, wood destroying insects, mold, lead and so on.
